Where exactly is Aruga Resort and Residences - Mactan?
The development is at 5097 Punta Engano Road, Lapu-Lapu City, on Mactan Island, Cebu. It sits along the Punta Engano leisure strip, near Mactan Liberty Shrine and neighboring resorts, and is roughly 11 kilometers from Mactan-Cebu International Airport, or about 20 to 25 minutes by car.
Who is the developer?
Rockwell Land, one of the established upscale residential developers in the Philippines. Aruga Resort and Residences - Mactan is Rockwell first residential-resort development in Cebu.
How large is the property and how much beachfront does it have?
The estate covers approximately 5.2 hectares and fronts a 270-meter stretch of private white sand beach.
What is Tower 2?
Tower 2 is the second residential tower, launched in November 2025. It has 106 residences across 22 levels, on 20 physical floors, with only three to seven units per floor. Every floor uses a single-loaded corridor, so each residence opens toward the sea.
What unit sizes are available?
Tower 2 offers one-bedroom through four-bedroom residences. Published configurations run from a 66 sqm 1BR Premiere up to a 275 sqm 4BR with deck, with 2BR and 3BR options in between, including deck variants.
How much do units cost?
Rockwell current project information places the overall residential range at roughly Php 18.8 million to Php 247.2 million, with the beachfront villas separately at roughly Php 64 million to Php 127.5 million. For Tower 2 specifically, the July 2026 schedule shows a 73 sqm one-bedroom at about Php 31.87 million. Pricing varies by floor level, orientation, unit configuration and parking allocation.
What payment terms are offered?
The Tower 2 sample structure is 10 percent initial investment, 20 percent spread over 53 months, and a 70 percent balance payable in cash or through bank financing. The reservation fee is Php 100,000 and forms part of the initial 10 percent.
When is turnover?
The Tower 2 price schedule indicates a target turnover of May 2031. The October 2025 brochure separately states a completion date of December 30, 2030. Please ask us to confirm the current committed date before you plan around it.
Is parking included in the price?
In the sample computations, yes. The one-bedroom figure includes one parking slot valued at Php 1.5 million, the two-bedroom includes one slot at Php 1.8 million, and the three-bedroom includes two slots at approximately Php 3.3 million. Parking is pre-assigned for 2BR to 4BR units. Allocation should be confirmed per unit.
Can foreign nationals buy a unit here?
Foreign nationals may own condominium units in the Philippines, provided that foreign ownership across the whole project stays within the 40 percent limit set by the Condominium Act. Remaining foreign-eligible inventory changes over time, so please ask us to check availability for your situation before you commit.
How much does parking cost, and is it included?
Parking is priced separately unless a slot has already been bundled into a specific quoted computation. Current rates are Php 1,500,000 for an outdoor slot, Php 1,800,000 for an indoor slot, and Php 3,300,000 for a tandem slot on three-bedroom and four-bedroom deck units.
What is a tandem parking slot?
A tandem slot parks two vehicles nose to tail within a single bay, so you get space for two cars but you have to move the front one to get the back one out. It is the standard allocation on the larger three-bedroom and four-bedroom deck residences.
Which direction do the available units face?
The three-bedroom and four-bedroom residences on the most recent release sheet are all south-facing. Because Tower 2 uses single-loaded corridors, every residence in the building opens toward the sea regardless of unit line.
How current is the pricing shown on this page?
The sample computations follow the Tower 2 schedule dated July 10, 2026. Rockwell revises pricing and inventory regularly, so treat everything here as indicative. Ask us for a fresh computation before you reserve.

What amenities do residents get?
Residential amenities include a 180 sqm swimming pool, a 170 sqm function room, a wellness center with jacuzzi, treatment rooms and sauna, a fitness center, two dining areas, a children's play area and a multimedia room. Residents also share in the wider resort facilities, including the grand pool, ballroom and food and beverage outlets.
