This is the primary amount to compare across units. Confirm whether parking, taxes, documentation charges and other fees are included or separately stated.
Reservation fee
The reservation fee temporarily holds a particular unit under stated conditions. Ask whether it forms part of the total contract price, when the next payment is due and what happens if the buyer does not continue.
Down payment or equity
The down payment may be paid immediately, spread over the construction period, or divided into monthly payments and scheduled lump sums. A low monthly figure can still be followed by a significant balloon payment.
Balance and financing
The remaining balance may be due through cash, bank financing or developer financing. Bank approval is separate from project reservation, so buyers should assess eligibility and required documents early.
Other ownership costs
Budget for charges stated outside the headline price, potentially including parking, transfer-related costs, loan charges, insurance, association dues, utility connections, move-in fees and furnishing.
